Chester Springs at a glance
Chester Springs is a stretch of northern Chester County countryside about 13 minutes west of Phoenixville. It is known for rolling farmland, larger properties, historic villages, and well-regarded public schools. In ZIP 19425, about 17,200 people live across nearly 27 square miles, so this is a place where you see fields and woods between neighborhoods.
The name can be confusing. Chester Springs is a historic village and a mailing area, not a town with its own government. The 19425 postal zone is centered on West Pikeland Township and reaches into parts of Upper Uwchlan, Charlestown, Wallace, East Nantmeal, and West Vincent townships. Each township sets its own taxes and rules.
The places within and around Chester Springs
- Historic Chester Springs and Yellow Springs, in West Pikeland, is the heart of the area’s history. A 145-acre historic district was listed on the National Register in 1971.
- Eagle, in Upper Uwchlan Township along Route 100, is the busier side of the area, with newer neighborhoods and shopping. Upper Uwchlan’s population grew from about 4,400 in 1990 to more than 12,000 in 2020.
- Kimberton, just to the east, is technically its own village with its own ZIP code (19442) in East Pikeland Township. It is home to the Kimberton Waldorf School, founded in 1941, and the original Kimberton Whole Foods.

Most of Chester Springs is in the Downingtown Area School District. West Pikeland students typically attend Lionville or Pickering Valley Elementary, Lionville Middle School, and Downingtown East High School. Downingtown Area also runs the STEM Academy, an International Baccalaureate school that eighth graders in the district can apply to. Confirm current attendance boundaries with the district for any specific home.
Homes, land, and prices
Chester Springs offers two very different kinds of home. Around Eagle, you will find newer neighborhoods built over the past few decades. Farther north and west, you will find country properties on larger lots, older farmhouses, and land near preserved open space.
In ZIP 19425, Zillow’s typical single-family home value was about $804,000 in August 2026. Across all home types, the least expensive third of homes was valued at about $525,000 and the most expensive third at about $1.08 million.
Many homes, especially in West Pikeland, have their own well and septic system. The township requires septic systems to be pumped and inspected on a schedule, so ask for those records when you buy.
Getting around
Chester Springs is car country. The main roads are Route 100 (with the Turnpike’s Downingtown interchange, Exit 312), Route 113 (east to Kimberton and Phoenixville), and Route 401 (toward Malvern). Without traffic, Phoenixville is about 13 minutes away, King of Prussia about 27 minutes, and Center City about 50 minutes.
There is no train in Chester Springs itself. The closest stations are Exton and Downingtown, both served by SEPTA’s Paoli/Thorndale Line and Amtrak’s Keystone Service.
Things worth knowing about
- Historic Yellow Springs was the site of what it describes as the first military hospital in North America, commissioned by George Washington. It later housed an orphan school, a country school for the Pennsylvania Academy of the Fine Arts, and a film studio that produced The Blob. Today the nonprofit offers art classes through the Chester Springs Studio.
- The Mill at Anselma, a National Historic Landmark, still runs on its original 1747 machinery and holds demonstration days most of the year.
- Marsh Creek State Park, just west of Eagle, has a 535-acre lake for non-gasoline boating and about 12 miles of trails.
- Local traditions include the Ludwig’s Corner Horse Show every Labor Day weekend since 1943, and the Kimberton Community Fair, which has run since 1929.
