Yes, Chester Springs is a good place to live if you are looking for countryside rather than a downtown. Chester Springs gives you rolling farmland, historic villages, larger lots, and mostly Downingtown Area schools, with Phoenixville, Exton, and the Turnpike within reach. It suits buyers who want land and quiet. It does not suit buyers who want sidewalks, nearby shops, or a train at the end of the street.
Start with the map
Chester Springs is a historic village and a postal area, not a town with its own government. The 19425 mailing area is centered on West Pikeland Township and stretches into parts of Upper Uwchlan, Charlestown, Wallace, East Nantmeal, and West Vincent townships. That has real consequences: your taxes, your rules, and often your school district depend on which township a home sits in.
A simple way to picture the area:
- The historic core, around Yellow Springs in West Pikeland, is the most rural and the most protected.
- Eagle, in Upper Uwchlan Township along Route 100, have newer neighborhoods, shopping, and quicker highway access.
- Kimberton, just east, is its own small village with its own ZIP code, known for the Kimberton Waldorf School and the original Kimberton Whole Foods.
Schools
Most of Chester Springs is in the Downingtown Area School District. West Pikeland students usually attend Lionville or Pickering Valley Elementary, Lionville Middle School, and Downingtown East High School. The district also runs the STEM Academy, an International Baccalaureate school that eighth graders can apply to.
Not every Chester Springs address is in Downingtown Area, though. West Vincent and East Nantmeal are in Owen J. Roberts, and the Charlestown portion is in Great Valley. If schools are a priority, confirm the district for every home on your list.
What homes cost
In ZIP 19425, Zillow’s typical single-family home value was about $804,000 in August 2026, up about 2 percent over the year. Across all home types, the least expensive third of homes was valued at about $525,000 and the most expensive third at about $1.08 million.
Those numbers cover two different markets. Newer neighborhoods near Eagle sell on size, condition, and convenience. Country properties sell on land, privacy, and setting, and they vary much more from one to the next.
Wells, septic, and country living
Many Chester Springs homes, especially in West Pikeland, have their own well and septic system. That is normal for the area, but it is new to many buyers coming from the inner suburbs. West Pikeland requires septic systems to be pumped and inspected on a regular schedule, so a well-kept home will have records.
When you buy here, plan for a well water test and a septic inspection, and ask how the driveway, trees, and any outbuildings are maintained.
Getting around
Daily life here requires a car. Route 100 runs north and south with the Turnpike’s Downingtown interchange, Route 113 leads east to Kimberton and Phoenixville, and Route 401 heads toward Malvern. Without traffic, Phoenixville is about 13 minutes away, King of Prussia about 27 minutes, and Center City about 50 minutes. The average commute in the 19425 area is about 30 minutes.
For the train, residents drive to Exton or Downingtown stations, which have SEPTA Paoli/Thorndale and Amtrak Keystone service.
What makes it special
Chester Springs has history you can visit. Historic Yellow Springs was the site of what it describes as the first military hospital in North America, commissioned by George Washington, and later a film studio that produced The Blob; today it hosts art classes and events. The Mill at Anselma still grinds with its original 1747 machinery. Marsh Creek State Park offers a 535-acre lake and miles of trails just west of Eagle.
The calendar has its classics, too: the Ludwig’s Corner Horse Show every Labor Day weekend since 1943, and the Kimberton Community Fair, running since 1929.
The costs of country living
- A car for everything. Few sidewalks and no walkable town center in most of the area.
- No train nearby. The closest stations are a drive away in Exton or Downingtown.
- Homeowner responsibility. Wells, septic systems, and larger lots take time and money to maintain.
- School district varies. The ZIP code does not tell you the district.
Who Chester Springs is right for
Chester Springs suits buyers who want land and quiet, families who choose a Downingtown Area address deliberately, people who work in Exton, Malvern, or King of Prussia, and anyone who would rather drive to town than live in it. If you want countryside with a lively downtown close by, it pairs well with Phoenixville. For more detail, see the Chester Springs community page.
