Malvern at a glance
Malvern is a small borough of about 3,400 people at the western edge of the Main Line, in Chester County. It began as a railroad junction, was renamed Malvern in 1873, and became its own borough in 1889. Today it has a walkable main street on King Street, a train station, and some of the region’s largest employers nearby, including Vanguard, which is headquartered in Malvern.
Like many places in Chester County, “Malvern” means more than the borough. The 19355 mailing area covers parts of East Whiteland, Willistown, Charlestown, East Goshen, and Tredyffrin townships. That wider area includes small-town streets, estate country, newer townhome communities, and corporate campuses.
Malvern and Paoli
Paoli, one train stop to the east, is part of the same conversation. Paoli is not a municipality; it is a community of about 6,000 people split between Tredyffrin and Willistown townships. It is named for the Corsican general Pasquale Paoli by way of an 18th-century inn. Paoli has the area’s busiest station, with Amtrak service, and Paoli Hospital, part of Main Line Health.
Traditionally, the Main Line is said to end at Paoli. Whether Malvern counts is a friendly local debate, but in practice it offers similar train access with a more relaxed Chester County feel.
Schools: confirm the township
| Area | School district |
|---|---|
| Malvern Borough | Great Valley |
| East Whiteland, Willistown, Charlestown | Great Valley |
| Paoli (Willistown side) | Great Valley |
| Paoli (Tredyffrin side) | Tredyffrin/Easttown |
| East Goshen | West Chester Area |
The Great Valley School District serves most of the area, with about 5,000 students in seven schools. Great Valley High School and Middle School share a campus in East Whiteland. The Tredyffrin/Easttown side of Paoli attends Conestoga High School.
Two well-known private schools are here as well: Malvern Preparatory School, a Catholic school for boys in grades 6 through 12, and Villa Maria Academy, a Catholic high school for girls.
Homes and prices
The housing ranges widely. In the borough, there are older homes on leafy streets close to King Street. In Willistown and Charlestown, there are larger homes on bigger lots, with significant land protected through groups like the Willistown Conservation Trust, which has protected more than 7,500 acres since 1996. In East Whiteland, newer townhome and single-family communities have been added in recent years.
In ZIP 19355, Zillow’s typical single-family home value was about $901,000 in August 2026. Across all home types, the least expensive third of homes was valued at about $531,000 and the most expensive third at about $1.34 million. In Paoli (ZIP 19301), the typical single-family value was about $737,000.
Getting around
Train access is one of Malvern’s biggest advantages:
- Malvern station is on SEPTA’s Paoli/Thorndale Line, about 22 miles from Center City by rail. Not every train stops there, and it is the end of the line on Sundays and major holidays.
- Paoli station is served by most SEPTA trains and by Amtrak’s Keystone Service. It has level boarding for wheelchairs and strollers, added in 2019, but parking is limited to about 486 spaces.
By car, Route 202, Route 30, and Route 29 serve the area, and the Turnpike’s Exit 320 at Route 29, which uses cashless tolling, is nearby. Without traffic, King of Prussia is about 18 minutes away and Center City about 41 minutes.
Work, history, and the outdoors
Malvern is a major job center. Vanguard is headquartered here, Siemens Healthineers has its U.S. offices here, and the Great Valley Corporate Center covers about 700 acres along Route 202.
History is close at hand too. Paoli Battlefield marks the site of the British surprise attack on General Anthony Wayne’s troops on the night of September 20, 1777, and Malvern’s Memorial Day parade is billed as the oldest continuous one in the country. The Chester Valley Trail runs 19 miles from Exton to Norristown and connects to the Schuylkill River Trail and Valley Forge.
Things to consider
- School district varies by township within the 19355 mailing area.
- Train parking is tight at Paoli, and some trains skip Malvern.
- Ongoing development in East Whiteland has added hundreds of new homes in recent years.
- Road work and traffic on Route 29 and Route 202 can slow commutes.
