Is Collegeville, PA a Good Place to Live?

Yes, Collegeville is a good place to live for a lot of buyers. Collegeville combines a historic college town on the Perkiomen Creek with newer neighborhoods, the Perkiomen Trail, and quick access to US 422, at prices below Blue Bell and the Main Line. It is especially good for families who want a newer home and room to grow. It is less ideal for anyone who needs a train to Center City or who dislikes suburban traffic.

The borough and the bigger area

Collegeville Borough is small: about 1.6 square miles and 5,000 residents along Main Street, with Ursinus College at its center. Most people who say they live in “Collegeville,” though, live in the surrounding area served by the Collegeville Post Office, ZIP 19426. That area includes Trappe and parts of Upper Providence, Lower Providence, Perkiomen, Skippack, and Worcester townships.

Think of it as a historic core surrounded by a ring of newer suburbs. The core has character; the ring has space and newer houses.

Schools: the most important thing to check

Here is where buyers most often get tripped up. A Collegeville mailing address can be in any of three school districts:

If a particular district matters to your family, confirm it for each home before you fall in love with it.

What homes cost

In ZIP 19426, Zillow’s typical single-family home value was about $618,000 in August 2026, up about 2.5 percent over the year. Across all home types, the least expensive third of homes was valued at about $424,000 and the most expensive third at about $824,000.

That range covers older homes near Main Street and in Trappe, subdivisions built over the past few decades, townhome communities, and larger homes on bigger lots in the townships. For buyers priced out of Blue Bell, Collegeville often offers more house and a newer build for the money.

Daily life

Ursinus College, founded in 1869, brings the Berman Museum of Art and the Kaleidoscope Performing Arts Center. Providence Town Center, at Route 29 and US 422, handles everyday shopping, including Wegmans.

The outdoors is one of the best parts of living here:

There is history too. The Perkiomen Bridge has carried traffic since 1799, and Augustus Lutheran Church in Trappe, begun in 1743, is the oldest surviving Lutheran church building in the country.

Getting around

Without traffic, King of Prussia is about 22 minutes away, Blue Bell about 25 minutes, Phoenixville about 12 minutes, and Center City about 46 minutes. US 422 is the main route east toward King of Prussia and Philadelphia.

There is no train service; the old rail line became the Perkiomen Trail. SEPTA’s Route 93 bus runs along Main Street and Ridge Pike.

Growing pains

Who Collegeville is right for

Collegeville suits families who want a newer home at a price below Blue Bell, people who work in King of Prussia or along Route 422, and anyone who loves trails and parks. Buyers who want more land and fewer neighbors might also look at Worcester Township, and those who want a livelier downtown can look across the river at Phoenixville.
